Technical supervision
Technical supervision is a set of actions aimed at verifying the compliance of construction work with established technical standards, project documentation, and safety standards. It ensures that the quality of construction meets the required standards, guaranteeing the safety and reliability of the future building. Technical supervision involves systematic inspections and evaluations at all stages of the construction process, from the execution of construction work to the quality control of the materials used.
With the help of technical supervision, the owner of the construction project can control the following areas:
- The quality of the work performed by the contractor, as well as their compliance with accepted standards;
- The use of materials included in the design specifications and estimates;
- Execution of a specified amount of work in accordance with the time schedule of construction;
- Adherence to the project budget.
To achieve the set goals, the following measures are implemented:
-
Incoming inspection of documentation
A full range of incoming inspection tools involves a thorough review of all incoming project and work documentation to assess the accuracy of project development, its feasibility in the construction process, and, if necessary, the refinement and improvement of design solutions.
-
Operational quality control of construction works and materials
Operational quality control of construction work is carried out during the implementation phase to prevent deviations from project requirements and work execution technology. This type of control involves verifying adherence to construction process technologies, ensuring the quality of work meets established standards, and maintaining compliance with technological procedures.
-
Instrumental (laboratory) control
Instrumental control includes a set of tasks and inspections performed on the construction site, aimed at determining the compliance of building products, structures, materials, and construction methods with regulatory and technical requirements. As part of laboratory control, samples are collected for analysis, concrete strength is assessed, the thickness of metal structures is checked, and other related actions are performed.
-
Acceptance control
Acceptance control allows to detect all defects and violations in tile while saving time and financial resources during the final acceptance of work. It includes an assessment of completed hidden works to confirm their compliance with the project documentation.
-
Control over the maintenance of the as-built documentation
This type of control ensures continuous maintenance of the preparation of as-built documentation at each stage of construction and installation works. It includes checking the completeness and quality of the as-built documentation, maintaining an archive of documentation of completed works, as well as monitoring the development of the necessary set of documents for transfer to the operating entity.
Why is technical supervision during the construction process important?
The main purpose of technical supervision is to prevent possible defects and violations in the construction process, minimize risks, and ensure that construction works comply with design requirements and quality standards.
Technical supervision has the following purposes:
- Prevention of defects and violations: Technical supervision specialists actively monitor the performance of work in order to detect and eliminate defects and violations of project requirements at an early stage, which helps to prevent serious problems in the future.
- Ensuring compliance with project requirements: Technical supervision ensures that the work performed complies with approved design solutions and technical standards, which reduces the risk of unforeseen problems during the operation of the facility.
- Protecting the interests of the customer: The customer is guaranteed high-quality work and minimal risk of unplanned financial costs.
Thus, technical supervision plays an important role in ensuring the quality of construction and protecting the interests of all parties involved in the project.
