From a specialized vein clinic to a multidisciplinary medical centre

Founded more than 23 years ago, Dr. Mauriņš Clinic has undergone impressive development. Starting with a specialization in vein treatment, over the years, the clinic has expanded its services to include proctology, dermatology, laparoscopic surgery, and plastic surgery. Today, Dr. Mauriņš Clinic offers a wide range of services and brings together highly qualified specialists, holding a significant position in Latvia’s medical sector.

A unique facade—an innovation in Latvian architecture

One of the standout features of Dr. Mauriņš Clinic is its unique facade, an unprecedented solution in Latvia. This “sterile architecture” attracts attention and creates a pleasant environment for every visitor. Special thanks go to architect Gatis Didrihsons and his team, who adhered firmly to their original vision throughout the project’s implementation, preventing changes that could have affected the facade’s visual appearance.

Modern technology and patient comfort

The decision to build a new facility was made considering several factors. Existing buildings often fail to meet the demands of modern medical technology—limited ceiling heights, room layouts, and other details complicate the organization of patient flow and the maintenance of sterility. In contrast, new construction offers the opportunity to create an ergonomic and functional environment, seamlessly integrating the latest technologies and providing a broader range of services. Implementing such a large-scale project requires careful planning, which is why BLV Advisory Group took on an active role in resource management and coordination to prevent risks and delays, ensuring the project’s smooth progress according to plan.

As clinic owner Ģirts Mauriņš explains: “In modern medical facilities with advanced technologies, it is practically impossible to operate in premises not designed for the medical field. Existing buildings limit both ceiling height and room layout, hindering the organization of patient flow and sterility. New construction allows for spaces to be planned and adapted to meet the needs, ensuring high-quality medical services.”

Challenges during project implementation

The project for Dr. Mauriņš Clinic was complex and challenging. One of the main difficulties was the unique facade structure, manufactured in Turkey and assembled in Latvia for the first time. Additionally, it was crucial to timely and properly resolve all issues related to engineering communications, ventilation, climate control, and other systems, which medical facilities must implement in compliance with strict requirements.

Artūrs’ crisis management experience and ability to convincingly represent the client’s interests in all critical matters were invaluable. Had he been involved from the project’s early stages, many problems might have been prevented before they arose.

Our involvement in the Dr. Mauriņš Clinic project began with construction supervision, ensuring the quality control of construction works. However, the client soon asked us to engage in a much broader range of tasks—from controlling the fulfillment of the construction contract and coordinating project solutions to handling costs, schedules, and even legal matters. Essentially, we also took on project management functions. We responded to the client's changing needs by offering increasingly extensive involvement and support in various issues while defending the client's interests. As a result, we provided both construction supervision and project management services to the client.

The importance of project management from the outset

The Dr. Mauriņš Clinic project clearly demonstrated how essential it is to involve a project management team at the very beginning of the planning phase. As Ģirts Mauriņš acknowledged, unfortunately, in this project, project management tools were activated too late—only after collaboration with the contractor had started and the first crises had arisen. This experience highlighted that timely project management can be crucial in mitigating risks and challenges, optimizing costs and timelines, and ensuring effective communication among all parties involved.

You can take a conservative approach, but there's also the option to choose innovative solutions practiced elsewhere in the world. In Latvia, conservative and proven solutions are often preferred. Dr. Mauriņš Clinic stands out with its facade, which was a new concept for Latvia. The designers aimed to create visual added value, and I believe they succeeded. When passing by, the clinic truly looks impressive and attracts attention.
