For the professional community, this was more than just a flashing victory for one developer. It signaled a macro-level shift: the Baltic real estate market is entering a whole new era of international recognition.

The spring and early summer of 2026 proved that the structural changes discussed in recent years are finally becoming a reality. Baltic projects are increasingly taking center stage at major industry platforms, and the region’s companies are being welcomed as full-fledged participants in the pan-European professional discourse.

Why CEEQA remains the ultimate market barometer

While many view CEEQA simply as an industry award, its role on the ground has long transcended a single gala ceremony. Founded in 2003, the platform unites market players from 11 CEE countries, annually drawing leading developers, investors, banks, consultants, and international asset managers. Over the years, CEEQA has evolved into a strategic tool for regional markets to pitch themselves to the global investment community.

In an exclusive interview with BLV Advisory Group, Richard Hallward, Founder and Chairman of CEEQA, explained this evolution:

CEEQA has become a world-class platform that successfully positions the market, attracts high-level attention, and provides companies with a tangible tool to build relationships with international investors. As the market grew, the platform evolved to encompass investor match-making, trend analytics, and deep professional discourse.

According to Hallward, market representatives from the UK, Germany, and France regularly note that there are virtually no equivalent platforms in Europe. This is exactly why a spot on the shortlist or a win is viewed not just as a trophy, but as an ironclad validation of project quality, team competence, and business strategy.

The turning point for Baltic perception

The undisputed headline of the season was the historic sweep by Business Stadium Central – a project developed by Hanner in collaboration with Zaha Hadid Architects. The complex claimed four major awards at once:

  • Building of the Year
  • Best Office Project
  • Best Mixed-Use Project
  • ESG Champion Building

This is the maximum possible score a single project can achieve under the current CEEQA evaluation framework. Commenting on the results, Richard Hallward remarked:

Business Stadium Central achieved an incredible, record-breaking four awards that technically cannot be beaten. What a project!

But the significance goes far beyond the record itself. While the Baltics have consistently delivered high-quality assets and strong development teams for years, 2026 marks the first time a project from this region became the absolute highlight of the entire ceremony.

This is a massive wake-up call for the industry. The Baltic market is no longer a purely localized playground. We are looking at institutional-grade projects capable of out-competing the best of Central and Eastern Europe – not just in architectural design, but in execution quality, sustainability, and urban impact.

First Latvian representative on the International Jury

For Latvia, this season marked an institutional milestone. For the first time in the history of the awards, a representative from the country joined the CEEQA international jury panel: Sergejs Frolovs, Founder and CEO of BLV Advisory Group. Alongside top executives from Europe’s leading development, investment, and consulting firms, he participated in evaluating projects across the entire CEE region.

His involvement went far beyond reviewing pitch decks and voting. Over several months, Sergejs personally visited the shortlisted projects in Riga, Vilnius, and Tallinn, meeting with on-site teams, investors, and developers to ensure a deep, contextual understanding of each asset.

This boots-on-the-ground approach was highly praised by the organizers. Richard Hallward explicitly highlighted Sergej’s contribution to bridging the Baltic market with the international professional community:

Thank you, Sergey, for all your hard work in informing and engaging the Baltic market. Fantastic Baltic projects and business achievements.

This is more than a personal accolade – it is a formal acknowledgment that the Baltic professional community is now actively driving the pan-European real estate agenda.

The Blueprint of the Region’s top assets

Touring the region’s landmark projects this season and speaking with the changemakers shaping the Baltic real estate landscape revealed a clear trend. Despite differences in asset class, scale, or business models, the winning projects share a singular DNA: exceptional management quality.

Behind every successful asset is a highly skilled team, a systemic approach to decision-making, meticulous attention to detail, and long-term vision. The focus has permanently shifted from sheer square footage to placemaking, smart asset utilization, rigorous ESG strategies, and a project’s capability to retain value over decades.

Marek Dospiva, Founder of Penta Real Estate, captured this philosophy perfectly:

If a developer enters a project purely as a financial investor, without emotion, and builds exactly what the zoning plan dictates, the result is soulless boxes. True recognition serves as an incentive to keep creating high-class projects for the entire region.

This approach is rapidly becoming the new baseline for leading regional players.

Outgrowing regional boundaries

The momentum carried over to the Baltic Real Estate Investment Forum (BREIF) 2026 in Vilnius. The forum reinforced a conclusion shared by many cross-border players: the Baltic market has become too mature to remain confined within its own borders. Industry dialogues are increasingly focused on strategic integration with Scandinavia, Poland, Germany, and Western European hubs.

International investor sentiment is shifting accordingly. As Richard Hallward noted:

The Baltics are a small, but incredibly dynamic and innovative market.

Richard HallwardFounder and Chairman of CEEQA

He added that business transparency, rapid tech adoption (PropTech), and a sophisticated corporate culture are precisely what make the region increasingly attractive to global institutional capital.

What’s next for the Baltics?

The 2026 awards season was not just about individual trophies – it was a showcase of structural evolution. International accolades, growing institutional interest, and a strong presence of Baltic experts on major European panels prove that the region is firmly solidifying its spot on the European real estate map.

Moving forward, the primary driver of success will not be market size or construction volume, but the quality of execution, team professionalism, and the capacity to build future-proof solutions for businesses, cities, and communities.

The results of CEEQA 2026, the record-breaking run of Business Stadium Central, and the active integration of Baltic experts in the international arena prove that the region is no longer just adjusting to the industry agenda – it is actively setting it. For market participants, this translates into a clear reality: international eyes are on the Baltics, and the expectations for new developments, investment structures, and urban environments will only continue to rise.
